Lead Inspection

Properties built before 1978 across Eastern Pennsylvania require a certified lead inspection and certification before a rental license can be issued, and the requirements have been tightened in recent years. We coordinate the inspection, document the findings and file what the city requires, so your certification arrives without a violation or a delay.

Rental Licensing and Compliance

Every rental unit must hold a current rental license, and each municipality across Eastern Pennsylvania runs its own inspections and paperwork on its own schedules. Missing a renewal is the fastest way to lose rent, tenants and a good relationship with the municipality.

We have worked through these requirements for years. We assemble applications, coordinate inspections, track renewal dates and keep owners compliant across multiple municipalities — including the documentation that each office expects to see.

L&I Violations

An L&I notice is not something to sit on — penalties accrue and the file gets harder to close the longer it stays open. We review the violation with you, explain what the inspector is actually asking for, and coordinate the repairs and documentation needed to clear it.
 

We also communicate with the Department of Licenses and Inspections on your behalf and dispute citations that are inaccurate or were issued to the wrong property. Where a hearing is required, we prepare the evidence.

Notary Services

A licensed notary for any acknowledgment you need: deeds, mortgages and settlement documents, affidavits, powers of attorney, leases and financial or legal paperwork of nearly any kind.
 

Appointments are available at our office, and mobile appointments can be arranged throughout Eastern Pennsylvania for closings, signings and paperwork that cannot wait until Monday.

Real Estate Photography

Photography that makes a listing move. We shoot interiors and exteriors, wide-angle room shots, detail images and twilight exteriors, plus drone aerials for larger properties and lots.
 

Every set is delivered edited, colour-corrected and sized for the MLS, the major rental platforms and social media — usually within two business days of the shoot.

Landlord and Property Guidance

Practical support for owners who would rather not spend their evenings on the phone with tenants. We prepare and review leases, run move-in and move-out inspections with photographic documentation, and guide owners through the eviction process as each Eastern Pennsylvania municipality requires it to be done.
 

For owners who want the work handled entirely, we also manage properties day to day: tenant communication, maintenance coordination and the records that keep a rental defensible.

Building Permit Expediter

Practical support for builders and homeowners who would rather not spend their weeks waiting in line at the township office. We prepare and submit permit applications, review plans for code compliance before they go in, and guide each project through the approval process as each Eastern Pennsylvania municipality requires it to be done.

For clients who want the work handled entirely, we also manage the permit from start to finish: communication with code officials, inspection scheduling and the records that keep a project on track.
